    A tax is a tax, how/what isn't really relevant, but most of our assets are taxed some way or another. Using the benefit of investments to secure loans makes that asset real enough to me to see the case to tax it. Makes a lot more sense than taxing unrealized gains anyways.

    inserts obligatory all taxes are bad and we should reduce the size of government and spending. But I'm Canadian anyways to this is all theoretical.

    Trump is not a good speaker, lets be honest. Previous to the debate, there was a clip of him talking about support of schools that was so riddled with nonsensical, incomplete thoughts and sentences that it made ol' senile Biden look sharp. His whole idealogy of communication is to say whatever you want so confidently that people believe it - Sales 101.

    This debate was never going to go well, and it became painfully obvious how easily she got under his skin and he couldn't help himself.

    Can't wait for all the memes.

    Man oh man, what a mess.

    The fact people can't tell the Dems are completely aligned with Big Pharma, WEF etc is wild.
    The entire US economy is owned by three companies. Blackrock, Vanguard and State Street.

    Complete vertical integration.
    Processed foods, make people sick, they go to the hospital, immediately prescribed drugs.

    Rinse and repeat.

    The only way out is Trump, or a complete revolt, which won't happen.

    To be clear, Blackrock, Vanguard and State Street would have no sway if Trump was President, but they would if Harris was?

    Not really. The 16th amendment clearly states that feds can only tax on income only. Property tax is a bit different in nature and at state level where state constitution allows it as a use tax. Regardless if your home value gains or losses, you pay. It's an assessment on how much services you use based on how much home you need and tax you on that. On your second point, imagine being taxed 25%+ when you apply for a HELOC.

    Honestly, the need for a constitutional amendment to move forward with unrealized gains tax means that it's just political posturing. It'll never happen but it'll win some votes with some broken promises.
