    Condos are up 17% over the last year or 25% over the last two years. You don't think there's a significant chunk of Tor/Van people selling their properties and scooping up real estate here. Sell their one condo, buy a primary and a rental here.
    But still down overall from purchases made 10 years ago.

    AB gained 180k people in the past year, the last record was 78k in 2013. Unless our federal government scales back population growth, which they've said they won't, there won't be any shortage of demand for the foreseeable future.

    Alberta gained as many people in just the past year than we did from all of 2016 to 2021 (4.07 to 4.26 million). We're on pace to hit 5 million in 2025.

    I generally fall on the side of home owner rights. However, I don't mind this policy for two reasons.

    The first is because the housing supply is messed up. Canada's population grew by 1.15 million from July 2022 to July 2023, and we only added about 250K new homes in that time. This doesn't include international students or temporary workers. We are on pace to match or even beat that in the next 12 months, meanwhile housing is still lagging behind. It is making it ridiculous for people to find new homes.

    The second is more selfish. I have people who AirBnB in my building, and while 95% of guests are fine, the frequency of idiots is too high. People partying hard until 3:00am on random Tuesday nights and stuff. Won't be sad to see those problems go.

    The best solution is to buy a house that doesn't have roommates.

    Airbnb owners can blame trudeau. He is the disease, these rules are policymakers trying to treat the symptoms of what he has done.
