    Update, my neighbor and I got the same 11.5% reduction. He did the calculation and says it saves us $1000, I took his word for it.

    I had the city call me about my complaint and the guy basically told me to pound sand because they use their formula and that's what the formula says. Though next step is to actually have a meeting with the review board and plead my case and see what they say.

    No time or date's been set though, so who knows when that'll happen. Feels like it's not worth doing but at the same time fuck the city.

    You can email them asking for disclosure of their evidence. What they will send you is a listing of their assessments citing fairness amongst comparable neighborhood houses.
    You can get area sales reports from Beyond realtors and submit that as evidence to refute the city's numbers.

    The basis of using their assessment numbers to argue your assessment versus actual sales data is asinine.

    The only purpose of the assessment is to assign your relative contribution of tax burden.

    Their methodology of using a relative comparison of your home to other homes they assessed is accurate for this purpose.

    The absolute number isn’t terribly relevant or useful.

    I don't have my doctorate in Real Estate but that methodology seems like you'll increase your assessment further in this market.

    It's based on the value in July 2023, so only include prior sales.

    Got mail assessment today. Its too high. Thinking about renting to only six digit income makers.
    Cocoa $9,000 per tonne.

    My property tax cost only went up $21 for the remainder of the year.

    The fact the city went and put a breakdown of who gets what on your prop tax tells me a lot of people will be up in arms.
    The city then goes on to try and push the provincial government under the bus with that tax breakdown.

    House is sold, buyers take possession June 28. The day property taxes are to be paid.

    Before I call the lawyer, do I have to pay the taxes and get them reimbursed somehow?

    You'd pay the full years property taxes and let your lawyer know that you have. Then during closing you'll get credited back the portion that they would've needed to pay to cover the rest of the year.
