    At $75/yr, I agree. At $300+/yr, different story.

    You have to pay a fee to try and have your assessment revaluated so you'd probably lose even if you win in that case.

    Are realtor comparables not sufficient, you have to go all out with a new appraisal?

    I've read you get the $50 ARB fee back if you win.

    You guys give the city too much credit. No one is coming out to re-access your house.
    In my case last year, I spent an about an hour drafting a Word doc with 4 bullet points using some market sales data for the area.
    To file the complaint cost $40.
    The ARB called to settle and I accepted the revision with no meeting.
    The ARB refunded the $40, because it was a mutual agreement.
    The difference in my tax bill was over $800 had I not appealed.

    So in your case last year, the $800 decrease equated to how much of a change in assessed value?

    They dropped it $130,000 without a fuss.

    Yup, I'll need to appeal every year now. I'll probably just submit that same Word doc I did last time, but with 2023 data.

    I am thinking about this as well. Paid $640 in May, but in July it's worth $665? $25k in 2 months?

    ~22% increase in my assessment, but I'm in a new community so the data/assessment values are all fucky

    I actually encouraged my neighbors to appeal, and the one who did got a similar reduction.

    2022 - $422,500 - tax bill $3,020

    2023 - 504,000 - tax bill $3,312

    2024 - $550,000 - waiting on tax bill
