    Hmm, maybe not as many as I thought. There are certainly pure-play residential companies, but REZ and HAUS may be the only ETF's.

    This is why you vet them via video call first before ANY showing. If someone isn't willing to do a 5 to 10 minute video call, then easy pass on even showing to you. It is in the interest of both parties to get all the easy questions answered and waste less time. Showings after the initial video call shows promise for both sides.

    I'm so glad I did this with my current tenant. They seem to be good people and the video call sorted out majority of questions/concerns.

    Def this. Wife used to handle the viewings for our old condo and would do individual showings. Would waste 3-4 hours of her day and would inevitably have a now-show, late or request to reschedule.... and still no renters sometimes for all that.

    Take a $20 eTransfer for a booking. If you show, you get $20 back.

    In all seriousness, you could go pick them up and bring them to see the place and they still wouldn't be at the door for the ride.

    Anyone using a property manager? Ours tried to resign our tenants before talking to us which seemed like an overreach. Tenants pushed back on a small rent increase which is good because we need to sell it.

    Clearly Calgary is still far too inexpensive. 3K soon enough.

    Rent in Vancouver isn't that bad... Consider you can only get $3K on a $850K barely 2 bedroom condo in Burnaby. Like I can get $2K on a $400K townhouse in Calgary.

    $150 per round trip, it's probably Lynx/Flair. With Lynx gone, this stupid game will end soon. I see some 1 way on Flair to YVR is like $150 now if you book last minute.

    Like what kind of program at UBC will allow only 8 days of in person time per month?

    Min wage is now $17.25/hr, kid just need to get a job instead of complaining about rent.
