    Default Do you need a building permit if you are replacing a deck exactly as how it was?

    Ive got a 10x12 deck thats about 48" off the ground. Its old and needs replacing. Id be using the original posts as theyre fine but id install a new ledger board, new joists, new header, new decking and a new railing. Do I have to permit this bad boy?

    Yes. As per the City of Calgary "Uncovered Decks and Balconies" permit page it says if the deck is over 24" and you are rebuilding you will need a permit.

    However, personally, if I were in your shoes I would only permit it if it was never permitted in the first place. If it was permitted and I could prove it was, I would not pull a new one.

    I wouldn't permit. Didn't permit my last deck rebuild, and we even changed the footprint a little bit (shape not overall size).

    Technically you should but if it's not going to change any dimensions on the RPR then I'd probably just rebuild it. Unless it's some crazy sloped lot where the deck ends up being 6 feet in the air at some point.

    As per above, really, technically, you should get a permit but a lot of people don't as really, you only need it if Karen shows up at your door or call the city. Just like others said, you're just "repairing" it.

    "Rebuilding" sounds like replacing piles and posts. You aren't doing that.

    Rebuilt a 20 year old deck last year and the contractor pulled a permit. Unsure if required.
    -10 x 12 increased to 12 x 12 basic deck; to the limits of ledger board and two columns. 9' in the air or thereabouts, have a walkout basement.
    -two new columns and properly deep piles.
    -perimeter gutter & downspout, pot lights
    -otherwise similar to OP

    The original column and pile was not mechanically fastened to each other, just sitting on top.
    During demolition, The 6"x6" + stucco façade column fell on his ladder - crushing it, and almost knocked the guy through the basement window.

    rebuilt entire deck (18x14) last year at the place we were renovating.. didn't even think twice about pulling a permit lol
