    Default Attached garage rebuild

    So I think with kids getting older, and inability to land an upgraded home that we wanted, we’re going to go the Reno route on our house and stay here till we’re retired.

    Before we commit to interior Reno, we gotta look at the toughest change that we want to make. We have a 2 car attached garage up front, and want to see if it’s even possible to expand it to a 3 car covering up some of the front of the house. I assume there’s probably load bearing walls involved so not expecting it to be an easy or cheap job. Curious if anyone knows of garage companies that would tackle something like this?

    If we can get the garage expanded, that opens up a lot of interior redesign decisions such as a much larger mud room with a different entrance locations.

    are you up against a lot coverage problem here? That's first thing to check.

    Are you wanting to widen your garage? Usually you can't go forward as there's restrictions on the front of your house has to line up with your neighbors unless you get a relaxation.

    This seems like it should be a "buy smaller cars and hoists" style of reno...

    dude, just move up the hill. Tons of 3 car garages house in the area. There's gonna be tons of limitation with a reno like that imo

    I haven't been to this house for a long time, but my recollection is that there ain't much room left on that parcel. And wouldn't have you a setback or easement along the front there? What's the RPR say?

    Agreed.

    Though if you're keen to stay in your place and discuss options, I'd highly recommend Ranger Homes. They specialize in higher end renos and are both engineers by trade (Emily is also the designer) so you'll be in knowledgeable hands particularly when it comes to safety.

    I’m looking at expanding the garage to the left opposite of the neighbors. So covering a bit more of the front. I’ll take a pic of the house.

    The kids don’t want to move. They’ve got friends all around the area. We’ve been trying to move onto the lake but haven’t found anything. Only one for sale was the worst lot, right beside the shed and parking lot of the lake. The primary reason was skating but with climate change we’re getting less and less every year. This year only 2 weeks of skating.

    Any consideration of just buying a "Vault" loft or similar?

    Also gives you an area to hangout/ poker nights etc.

    2nd house on same street. Buy the worst one, don't upgrade anything, use it as an investment, storage and vehicle hangout.

    He's in Arbour Lake? Isn't there a Vaults in north Calgary?

    Yes, not on your property per say, but an option for someone space constrained.

    Agreed they aren't cheap, but Rage2 doesn't strike me as someone who is cash constrained.

    I mean, I suppose you could always drop ~$350k into a $950k house to add a third spot in your garage too.

    I already have underground heated parking 2 min drive away for my cars. It’s still a pain in the ass. Plus it doesn’t help kids car at all. He’s parked outside all winter blocking one of us. We’ve since made arrangements with the neighbor to use one side of their driveway in exchange for shoveling her snow so it’s a little better. Only going to get worse as the younger kids get their licenses in 6 and 8 years.

    A 3 car garage with enough ceiling height for lifts would solve all my problems. Ceiling height is good, just need to get enough width to fit the damn lifts. Reading this thread tho, sounds like I need to relax my requirements and just move somewhere slightly more ideal.
