Look to the left of the restrictive covenant and you will see a registration number.

Take that number and go to the SPIN2 website, click search
Then click on Titles & Registered documents
    Then click on Registered documents
Then click on Document registered number
Then enter your number and hit search
Costs $5 to $10 for the documents

Appreciate this. Just bought a house with a restrictive covenant and paltry community fee but no other info about what it actually was.

Maybe regarding zoning restrictions, one day, but I'd still say that's highly unlikely. And without any clear path or process in place (which there isn't right now) that fight will take literally forever to sort out the legal details.

What about restrictive covenants on fencing? Community fees? Architectural controls? And the million other things that can be registered on title. There is zero chance the City has sweeping changes to just remove them all.

Back to the OP's question... your best bet is to just wing it and hope nobody complains. And if somebody does you're technically screwed.

Maybe a stupid question but what stops OP from leaving the janky chainlink fence and just putting up a wood fence/privacy sections a foot back onto his yard and avoiding this all together?

or a retaining wall with a small fence on that? haha

I rent, the backyard sucks because there is a small strip of grass then what i think is a sandstone rock wall then a strip of gravel before the fence. Just seems so useless. some people a couple houses down put a retaining wall right behind the chain link fence and their yard looks way more useful. In my eyes they still have too much slope though.

i think it would be wicked to put a big ass retaining wall in instead of the fence/behind the fence and have a useful amount of grass space. Just don't want my 2-4 year olds falling into the cheese grater trap of the retaining wall and chain link. This is all just hypothetical anyway, wife is trying to make me want to buy the house.. backyard and garage are my too big hang ups and i just don't feel like i can remedy them haha..

Depends on the exact wording of whats registered on title... and how much your neighbours hate you.

The covenant basically says "you can't install any fence or screen that isn't the approved chain link fence." so that loophole is out, assuming the neighbors want to enforce it.

    My restrictive covenant:

    - All appliances must be Energy Star certified
    - All shower heads must be low flow

How the fk do they ever expect to enforce that.
