Rates did drop, but it still sucks to be the guy renewing what was estimated to be a 25 year mortgage now becoming a 47 year mortgage @ 4.75%.
Math is hard, bank math is even harder. Arguably if people start defaulting on mortgages, TD is in trouble. If however, they actually find a way to be a permanent debt slave and pay it off - then TD is pure nickel.
Its kinda weird, but technically the first bank to fail might be the one you want to be in - if you intend to lean on CDIC or FDIC insurance.
FDIC insurance in the USA is currently funded at 1.17% of total deposits or $125.3 Billion USD. The first few small banks to fail, will assuredly be able to dip into that fund and payout $250,000 to all depositors. If the bank fails too far into a multibank collapse, the pooled funds will have dried out astoundingly quickly.
But of course, the USA can just print money in that scenario - if they wish to do so.
BTW: Its long since overdue for CDIC to move from $100,000 CAD to $250,000 CAD insured.
