    Default Carriage House Builders

    So I'm considering tearing down my double garage to put up a triple with a carriage house on top. I've done a bit of research and my property is definitely big enough to support this under the land bylaws and with the passing of zoning laws recently I don't think I'll have any issues getting permits. As I begin contacting builders I'm finding the pricing and information I'm receiving is all over the place so thought I'd reach out to Beyond for some guidance.

    Does anyone have a reputable builder they would recommend?
    If you've done this before, what were you looking at price/sq ft?
    Any do's or don'ts to recommend from past experience?

    My goal is to fit a golf sim in along with the reno but other than that I'm open to other things to include. Carriage house space will more be additional work space/man cave. TIA.

    I had Better Builders do our ensuite, and the quality is excellent. Good group of trades. He's done a bunch of different types of projects for friends and family as well. He's building a carriage house right now according to his Instagram.

    Subscribed. This is exactly what I want to do with my current triple. Tear down and carriage house it for future widow/widower parent.

    Was going to this got some big swings in quotes. Shop around and ask to see projects and then ask the clients if they are satisfied

    Good timing for this thread. We are looking in to doing an addition and are waiting for quotes from Ultimate Renovations, Jenz Design, Reborn Renovations and Paramount Projects. Wouldn't mind having a few other recommended builders to reach out to.

    Don’t know the contractor(s) but a friend was thinking of putting up a triple with/without carriage home above. I recall him getting quotes around $80k without and $300k with.

    Need a realtor(tm) to chime in on ROI for carriage house type developments. Might broaden the appeal, or, maybe not.

    Just read the feds are loosening re finance rules to allow you you to pull upto 90% of the homes value, including the value added by the secondary suite. Also, it can be financed for upto 30 years....that's all new right? That's insane right?
