not sure in YYC but in YEG they just ram those proposals through. Our whole neighbourhood contested an application across the street from me and city council basically said too bad so sad go fuck yourselves.

Just saw something built by 4th St and 20th ave Micky D that's 10 units and 5 car ports on 2 old properties. They don't even bother with garages any more. Just car ports. I guess the other 5 will have to find street parking.

I think unless it's not meeting the zoning, which is pretty permissive these days, there's no chance it'll get rejected. The city has said that these type of developments are a goal.

If it's good for the land use, what's the basis for the objection? They're either meeting the guidelines or they aren't.
'I don't like it' means fuck all. It's just whining about how you wish there was more government regulation for what property owners can do with their property. That's a different fight. 'They're violating the height allowance/number of dwellings/setback/etc' is what carries weight for a successful challenge. So unless you have something like that, you're wasting your time.

in my neighbourhood you needed specific set back and max 40% site coverage. Property across the street wanted to put in 3x townhome w/ basement suites for a total of 6 dwellings. so they needed a rezoning because they would be going up to like 85% site coverage. City just gives the green light. WTF even though they tried to reject my build plans because we were at 40.01%, a literal rounding error.

I'm going to say "zoning density" is really just a matter of perspective. Technically every habitant is supposed to have an egress point (window) as a fire code, but its rarely ever enforced.

I'll appear as a NIMBY but in reality you've taken a 4 person max plot and turned it into 8 person, minimum plot. Everyone has needs, power, sewer, gas. Not like there's a limiting factor that 8 ppl poop less as the #s go up.
If you want an 8 plex. Great. Buy the house beside and do 4 and 4.
But I guarantee the investor never wants to have to clean up their own mess. Just profit. When it's 20 yrs later and derilect, who's repairing any of it for the slum renters?

if they keep building like this which seems to be their plan, lots of new property taxes etc. etc. keep the people coming in to fill them up, lots of housing for everyone .... except it's not desirable housing

It's a touchy subject. If I want 9 direct neighbors, I'll spend 50% less money on a condo unit. I think densification in new hood is fine. IMHO, 50% of landmass of any new hood should be apartments. I rather prefer that if your neighborhood touches a LRT line, zoning should be gone. Otherwise, it should be left alone.

If you're a 15min walk to LRT... People will drive 9/10 times. Have to be next to it or a block away.
Apparently city council voted against the land use change application for the 16-unit development proposal that was a single lot of 1643 Altadore Ave sw. Who knows if it gets rammed through later but it was a slightly ridiculous development. And I am mostly for densification but for smart development near major roads/transit hubs.
Don't worry, the City is really on top of maintaining and upgrading decades old infrastructure. It'll be amusing to see an entire street full of these places that will have 8+ vehicles on-street parking. I told my wife that if our neighborhood turns into this, I'm tearing down our house and making it into a pay parking lot. $200 month per stall, and I'm sure I can comfortably fit 30+ stalls on it.This quote is hidden because you are ignoring this member.
