holy shiot, I wanna gonna post the same damn thing, my builder wants 14k for a detached double, I almost shit my pants.
BUMPITY
$14k doesnt really sound all that bad. Depending on the size of the garage and the concrete requirements.
My builder quoted me $18k for a tiny 18x20 garage and they charged my neighbour $22k for a garage about the same size that I want.
if you could get the foundation done you can buy a kit from totem/home depot, whatever for like $5k for all the materials
Do you need a permit from the city before you can build a garage on your property?

Im having one built right now a 26x26 and I paid 16,000 not including drywall. But this was the cheapest I could find, Carshacks wanted $24,000 not including a gas line. Affordable wanted like $22,000.
Steve let me know I can maybe get you a good deal. $14,000 is a pretty good deal though.

C&J Constructions is building my garage right now. You should give him a call Joe at 277-1455. I highly recommend them.
14K is a great deal - we had a few estimates for an expansion on our existing detached garage (making it a double garage, from a single) and it was going to cost in upwards of 12k. Remember, this is only an expansion, so a lot of the materials already exist. Starting from scratch is more expensive.

Wouldnt just tearing down the old garage and building a new one make more sense considering you would have to basically have to replace everything wtih the exception of half of the concrete pad )(if its flat) one wall and perhaps a couple of windows and the people door.
If you can build a 26x26 for $16k i would sooner just do that then spend $12k to expand an existing garage.
I will DEFINATELY call them. Referrals kick ass!Originally posted by JDMAE86

Did you get an 8 foot garage door?
What kind of concrete work was done? Flat slab? Slab with a curb?
Was the electrical/gas work included too? Did you rough in in-slab heating?
Yeah, give then a call. Just a heads up no one will ever answer the phone you have to leave a message and he will call you back. He is a very busy guy. No I only went for the 16X7 door because I will never work on anything bigger then a AE86. Basically the pad and 10" curb walls on all three walls. I only went this way to prevent it from rotting in the future. Yeah electrical and gas was included. But I had to buy the overhead heater for another $1800.00 installed.Originally posted by sputnik

Called C&J and Joe came by for the estimate yesterday. The final quote was $17000 (tax included).
24x24 Garage
24x24 Concrete Pad with 5' apron and 12 curb walls.
2x6 Construction (better than 2x4)
9' Walls (usually 8 ft)
Cottage Roof (to match the house)
16x8 Overhead Door (usually a 7 ft door)
40 amp service with 220V (for mig welder)
I am happy with the price and will probably end up going with them. The only other company I am currently looking at is Absolutely Affordable and they are coming by to give me a quote this weekend.
Anyone know of anyone else I should call?
If you want to go cheapo the easiest thing to do is to get a contractor to lay the pad and then buy one of those kits from totem or Home Depot. If you want a good quality garage there's lots of companies around our city, one that i know is good is Garage Guys.
Get an 18' wide door (18'x7' or18'x8'). It doesn't cost much more and you'll love that extra foot on each side, no matter what vehicle you drive. I have an 18'x7' on my attached 22'x24' garage.Originally posted by sputnik
