Thanks, i will reach out and see, I will need plastic underneath for sure but could be a good option if it has decent R value. This quote is hidden because you are ignoring this member. Show Quote

Matt Risinger did a good piece on post frame construction earlier this year; I was really surprised with the types of buildings they toured and you cannot argue the per-square foot pricing.
Inquiring minds demand updates.

Updates will come in a few months. I have reached out a few weeks back and got a quote on the build, the prices unfortunately haven't come down since the jacking that happened over the summer. From my initial quote to 3 days later the price dropped 10k (officially on their site), so I am just going to wait until November or so to see if prices will drop more. My initial inquiry in April to Now is 30k apart, I am hoping prices will drop as lumber has fallen to previous levels. Current plan is to initiate sometime Nov to early Jan, for a May build. Don't want an empty house sitting all Winter as they said they could build this fall...but if I can save 20-30k more and do it at my original planned date, it would be awesome, so just waiting for now. My owner-builder permit is all set, so I can pull the trigger any time now, just waiting for wood price drop to reflect in the house price a bit. This quote is hidden because you are ignoring this member. Shit is about to get real, in design phase right now, this is the first drawing of my 4420 sqf bungalow
Needs floor to ceiling windows for lightness
I can eat more hot wings than you.
Will inquire about higher windows, not floor to ceiling, but maybe 6 footers (it's a 10 foot ceiling throughout), current layout is 5 foot but an extra 12 inches never hurt anyone. I don't like too big of windows personally. This quote is hidden because you are ignoring this member. Show Quote
No haha. It will be white most likely like the image from a few pages ago. This quote is hidden because you are ignoring this member. Show Quote
Does seem like not enough windows.

+1 for more windows. They're kind of like pot lights, you can't really have too many and it's a real PITA to add them after everything's done.
Looking forward to seeing this progress.
Agree with more windows, even though I usually have blinds closed haha.
White? Worried about keeping it clean?
Over 4k sq, that's a big place! What are the garage measurements?
I will post a floor layout later, need to make some adjustments, but most of the places without windows on the plan are places where you normally wouldn't have windows, like walk in closets (though we do have one added in the main main bedroom walk-in, not pictures on plans), utility room etc, so majority of rooms have enough windows I think. I don't like furniture next to windows, so for the most part at the moment I am happy with the layout of existing ones, but will look over it a bit more.
The garage measurements are 26' x 36'. The single garage spot is earmarked for a lift
Small awning window in the walk-in closet is a nice feature. Can have it higher like above a shelf. I personally would want a window in every bathroom too.

I don't think it has a basement, and doesn't have a second story. If that's the case, this is actually on the small end of average acreage house sqft. This quote is hidden because you are ignoring this member. Show Quote
Damn, is that 4400 with the garage or just the house? My bros in a 2900 bung and its huge already

That's still a big house, even without a basement. This quote is hidden because you are ignoring this member. Show Quote
I never said it was small. I said it was on the low side of average for an acreage. I'm shopping right now for an acreage, and of the 18 houses on my search portal, only two are under 2k sqft. Avg is ~2500 above ground, largest is ~4500, and all of those have basements. This quote is hidden because you are ignoring this member. Show Quote
are you including the garage in your sqft figure @eblend ? Loft footage too?
Either way; I think that's an ideal size. Wicked stuff.
Okay. This quote is hidden because you are ignoring this member. Show Quote
I'm not arguing if it's an average sized acreage home or not. As per my original post, I said it's a big house.
To tell you the truth, I don't really know the full dimensions at the moment as we are still modifying the plan a bit, but that measurement is without the garage according to the plans. My calculation based on what I could guestimate from charts is about 4,270, but not all the dimensions easily identified on the drawing I have at the moment, but either way, it's without the garage. The loft itself is about 1100 sqf, rest is main floor, garage is 936 in itself. This plan is a larger version of the original plan, so it's hard to say at the moment as this was just a first draft of the house with a few adjustments still going. I will post the final numbers. The draft plan papers I got list it as 4420 sqf, not sure where the discrepancy is between my calculations and theirs, we will see when I have the final info. The ceiling heights throughout will be 10', with the center of the house vaulted. Loft ceiling height is 8'This quote is hidden because you are ignoring this member. Show Quote
At any rate, this house is more than big enough for wife and myself + our two cats. It's overkill really, but we plan on staying here forever into retirement. In a few days I will post the interior plans.
