    No.. home inspections are always part of conditions. If no discount is given post inspection, then the buyer can walk and take their deposit back.

    Deposits are kept after conditions are removed and agreed closed.

    It’s also smart to put three additional walk throughs after conditions are closed at buyers request, just to see if any conditions you asked for were truly dealt with.

    When we bought, we did this and had a walk through two weeks after conditions only to find they lied and they didn’t fix anything they promised, in writing.

    If you actually want discounts resulting from a house inspection, then maybe you shouldn't buy the fucking house, because if you needed somebody else to tell you the furnace needs replacing, then perhaps home ownership isn't for you.

    Sounds good in theory but not realistic in today’s market. Maybe 2018-early 2020 sellers would accept conditions like that.

    Three walkthroughs? No thanks, especially in today's market.
    Don't ask the seller to do anything, either negotiate a discount or forget it. I would never trust repairs done by someone who knows they Rent staying in the house.

    I disagree, if the house is a fucking disaster or there is damage that was not there before you can instruct your lawyer to hold back funds to address it. Its probably a bitch to do but that's the exact reason why you do a pre possession walk through 24 hours before.

    Weather stripping on garage doors
    Exterior vents
    The fence is caving in, 2 big windows need to be replaced they’re a lil old with condensation, the furnace is dated, some cracks in the foundation, potential leak for the roof, could you your client pick 3 to fix, duct cleaning & Thank you (:

    Wouldn’t a buyer have at least taken a quick glance at things like furnace etc to get an idea before putting an offer in? I know I sure did look at general age of major things (furnace, hot water heater, kitchen appliances, washer and dryer, windows and roof) before making an offer.

    I'm also curious as a seller how one would typically approach silly requests to nickel and dime little things after an inspection? Just ignore it because it's usually a bluff? If possession is shortly after the inspection the buyer has probably already started making plans for the move in.
