    Default My Apartment Just Flooded

    FUCKKKKKKKKKKkkk

    a pipe just burst in my suite (stuck at work) and flooded my whole suite and 2nd floor, it wasnt my fault it happened due to the weather?.. but what are they liable to pay?.. damages for my personal items?.. or just damages to their property?..

    any lawyers around or anyone whos had to face similar circumstances?

    What im thinking is i shouldnt be penalized for something i had no control over but, im sure they'll cover damages to their building only, and not my personal belongings, so ill need my insurance to cover that

    mm.. how much would my insurance go up if i needed the maximum damage ammount of $30,000 for my personal belongings

    I think they'll only cover the damage to the building, you need your own insurance to cover your stuff. As for the increase in insurance, I don't know! But I would expect it to be minimal, as it's kind of a freak accident, not something that's likely to happen again.... not like people who crash cars evry other year, etc.

    If you honestly had 30k in damage, wouldn't you claim it for sure? I think you'll just have to wait and see what your new premiums are.

    I think the condo board will cover damage to the structure, drywall, baseboards, cabinets... but you'll be responsible for all the personal items inside like furniture, electronics... I'm sure your insurance won't go up significantly or at all as this likely your first claim and was just do to weather. I'm not a lawyer or an insurer but that's what I would expect.

    Condos usually cover damage to the apartment. You need to have your own coverage for personal items. I'm not sure if this is different for renters, but homeowners' property is not covered by the general insurance.

    ^^ Yeah, unless you have an agreement worked out with the landlord the renter is usually required to carry his/her own personal property insurance.

    Interested to find out what happened.

    A very negligible amount, homeowners insurance is very inexpensive in comparison to auto insurance. If you have no prior claims for the same or similar type event your insurance increase will be very little.

    I carry a policy on my house for 400k structure 200k content and 5 million liability the original premium amount was $450 a year. I had a tree fall onto my house and cause around 9 k in damages and a break in with a claim of 20k all in the same year and my premiums went up about $60 a year.

    the adjuster told us that everything is their hands now, and they will take care of everything, he told us we are not liable for anything that will take place in the next few days and to refer all other problems to them if there are any

    all my clothing ruined

    all her clothing ruined

    over 50 pairs of shoes ruined

    big screen tv/ computer / xbox /ps2 / stereo receiver / speakers dvd player / vcr/ controllers/ over 100 dvds/ 100 vhs/ ruined

    they just cut us a nice cheque to get by until tuesday when they detirmine how much everything is worth until then all we do is wait and see.

    also $30,000 for two teenagers living in an apartment i think is fair i mean, i dont know if our stuff even surmounts to that sum but would be nice if they gave us the most possible

    dude it was a hotwater pipe, everything was soaked and the colours bled into the carpet, not to mention they picked up all the clothing then piled it 5 feet high into the bathtub so they could all coagulate together
