    Default Damaged carpet in my apartment

    Alright here's the low down.

    I moved in last year into my apartment. I am now moving out tomorrow (30th). A couple months ago I had a leaky pipe that leak onto the corner of my bedroom, which I never really used at all throughout the time there, and my landlord got someone to fix it (after a couple requests), but never shampooed the carpet like I was told they would. If they did, they did a pretty poor job.

    Anyways, I'm moving out my stuff and I got some cleaning company to steam clean my carpet. Hoping that it may come off in the process, I let the guy clean the carpet. He told me he couldn't do anything about it because it was damaged pretty bad. I have my walk through with my landlord tomorrow.

    What options do I have?

    Carpet damage wasn't your fault, you shouldn't have to clean it.
    Your landlord shouldn't hold back your damage deposit because of this.

    Is the area that was affected browned out?

    Pretty much. I didn't realize the water got to the bed frame, so there's a black line one spot. It's pretty much all contained in one corner.

    You shouldn't have to pay anything for the damaged carpet "IF" you did your part in notifying the landlord promptly. Whether they took prompt action is something you can't control.

    We had a similar incident we being the landlord. Same scenario as yours, but they never told us there was a leaky pipe that basically destroyed the carpet and had to be replaced. We kept damage deposit in this case because as tenants they have the responsibilty to notify the landlord of anything that needs fixing. We were more then helpful, and fixed everything the same or next day, I just don't know why they didn't tell us of this earlier.

    I'm a carpet cleaner and brown out is easily corrected. You just need a mild mixture of hydrogen peroxide to neutralize it. I can give you more details if you're interested. As for the black spot, if it's the result of a metal bed frame, then that furniture stain is likely permanent

    Actually, it's more of a yellow/light orange color.

    My bed frame was wood. I can care less about my bed frame being slightly ruined. You don't really notice it anyways.

    It's kinda hard to 'diagnose' without seeing it. Since it's more of a yellow/light orange color it could be the result of 'rusty' water from the old pipes. If that's the case then likely it'll require an application of rust remover and then a hot water extraction rinse.
