    Default Breaking rental contract

    I have been trying to google this for a little while no, but maybe I am just no good at the internets...
    At the beginning of January I started renting a condo with 2 other guys. We each have our own agreements with the landlord. Due to come changes in work it makes it very pointless to keep renting a place in Calgary, so I want to get out of my lease agreement. I just want to know if this is possible, and how I go about doing this. Is there a certain amount of notice I have to give before I can leave?

    If you have been transfered out of the city then you have to get a letter from your company saying that you were tranfered and you can use that to get out. check out the Alberta Tenancy Act its on the net. Or you could be like the asshole who was renting my basement and move out while I am on vaction and not leave a note or anything. But I wouldnt reccomend that one.

    Trying to find someone to take over your portion of the lease is an idea.

    I am in the same boat with my room mate. He wants to leave before the lease ending in August. Fine by me so long as I can find someone to replace him.

    Well, who is listed on the rental contract? If there are no provisions in the contract for this type of scenario, then reasonable law will apply. Best to do is talk to your roomies and the landlord. But here are some facts:

    1) The landlord is going to want his rent whether there is one, two or three of you.
    2) If you don't come up with a deal with your roomies, then all of you will be responsible for the contract.
    3) If you guys just decide to leave, the landlord will be able to sue the three of you for the remainder of the contract.

    But really, without knowing the structure of your contract, no definite answers can be made here. Your responsibility is to carry out the terms of the rental contract/agreement or the landlord can sue you for it.
