    Default Homes by Avi... question on upgrades?

    I'll be purchasing a duplex from Homes by Avi shortly, and I was wondering if anyone here who bought houses built by them and did some upgrades on their appliances.

    If you were to take credit (if you hvae appliances already, or want better ones that they dont' have), do they give you cash back, or give you a gift card to where they get the appliances from?

    Better yet, anyone know where they get the appliances from? (*Sears, Trail, Leon, Brick, etc.)

    Not familiar with Avi, but with Shane they said they would give us credit back and it would be deducted off the total purchase price of the house. Keep in mind the credit you get back is the builders price and not the price-tag price so it's not really worth it to do that. They did however, let us combine prices to buy other items, such as ditching the washer and drying and getting 1 expensive dryer. You could basically ditch everything and get 1 fancy fridge if you wanted to.

    Generally speaking I think it just gets credited back to the purchase price of the home.

    However if you are considering upgrading anyway, ask them how much extra. We are doing that with our current home and it was a pretty good deal.

    Hmm, is it possible to take that credit and use it as a part of our deposit?

    That way I can take some cash out and buy my own appliances. I get mad staff discount for appliances at where I work that's why.

    I wouldn't take the credit. I would just upgrade the appliances through them.

    Most homebuilders deal with the bigger appliance shops like Trail or Coast.

    If you can get crazy discounts... take the credit.

    I doubt you can use it as your deposit though. It will just come off the cost of the house.

    Hmm, i guess that's something I have to look into.

    I mean, that's how the upgrade works. You pay the difference between the standard and the upgraded price.

    That's why I want to know if they give you credit to go anywhere to buy your appliance.

    it seems like the only option is to take the credit and subtract it from the house... that doesn't really help me since I won't have that cash in hand, and hoping to finance it through the mortgage. is it possible to pull this credit out from the mortgage?

    Lots of mortgages have cast back options now. So when you take possesion and actually sign the mortgage paper work you get a percentage of the mortgage amount back in cash. Of course that amount gets added into the mortgage but it would work for your case perfect.

    Who are you getting your mortgage through. Last time I was checking Royal Bank and TD Bank both had cash back at signing.

    Why don't you just make your deposit on the house 10 grand less (or whatever you need). Seems simple enough.

    Your deposit and mortgage can be whatever you want to a degree so who cares how the builder gives you the credit.

    hey i have a question.

    How is homes by avi?

    were you able to get a duplex at a reasonable price.

    I heard on the radio a couple weeks ago "homes from $280/wk"

    Obviously in this market that seems unheard of but even $400-$450/wk is cool with me.

    Desperately need to get into the market.

    if anyone has any insight that would be schweet!

    i dont think it was being offered as weekly payments, more or less its a marketing ploy to grab the attention of people like me whom are wanting to get into the market. so $280/wk = $1120/month

    Well, we're doing our mortgage through first national...
    the duplex is 1300sq/ft. Base price was $375000

    Anyway back on topic... if i can get cash back that would be awesome, because that's exactly what I would need.

    There's a debt ratio I have to take into account as well, so we figure that 11.5% deposit was what we need to get approved
