Looking for some friends need to have at least 2+ bathrooms & I know pushing it 4 bedrooms?
with double garage

However here is the dilmia he (friend) can only qualify for $125,000 other 2 roommates one with bad credit currently (ruined by bell canada cell phone wasnt cut off when asked too)
2nd person no credit how can he afford to get a bigger house?
Currently renting a house now but house rental is well falling apart & would rather have a nicer house they can alter.
Any ideas?

Don't keep your hopes upon purchasing a house in the next year,.. but this is what you guys should do:
Go visit/talk with a mortgage broker/bank mortgage specialist and find out what you guys need to do in order to qualify for a mortgage.

You may not be able to purchase this coming year, but maybe the year after or after that?

If you don't know what you need to qualify, you will likely not get a mortgage when you think you are ready.

I know I sorta qualify as a co-signer however i dont want to do that I want them to do it on their own without me .
Hence why 2 of the guys live in the basement now of the rental house & the 3rd upstairs & they hardly see each other as there is a kitchen in the basement
