    Nearly $8K in taxes and condo fees yearly, this would be my mental issue. You never get it back and it can only go up over the years.

    condo fees are very good in Colors because they don't waste money on useless amenities like a pool or other fluff you don't really need. It pays for a lot of stuff, maintenance, cleaning, repairs, heat, water, etc. You can't call condo fees a waste. And the property taxes are inline with everything else at that price. Though I'd argue that condos should have a lower property tax than houses as services are cheaper to run to 100 condo units as opposed to 100 sprawled houses in the burbs.

    I have a north facing loft (18ft ceilings) and havn't really found the need for blinds. It gets a nice amount of sunlight but nothing insane. Lets see what happens in the summer though haha.

    So if you own a house, how would you classify the following costs; do you ever get them back and will they remain at the same level every year?
    - Taxes
    - Heating
    - Insurance
    - Water and sewage
    - Maintenance fees (if you're baller enough to have someone rake your lawn and remove snow and maintain your pipes and boiler)
    - If you're not in an urban area, cost of gas to get to your burbs home and time spent in traffic (also add to this taxi costs should you need to party/socialize and not drive)
    - How much money are you, as a house owner, putting aside for future maintenance (part of the condo fees actually goes to the Reserve Fund, so it's not all spent right away.)

    Your condo fees cover all of the above. Not trying to turn this into a condo fees vs no condo fees discussion, but in the end, it is all a wash. Living in a condo in downtown affords a lifestyle that is maintenance free (which you pay for) and all the conveniences that come with being in an urban area.

    My mental issue is doing all maintenance work on my own (shovel, rake, multiple bills etc.) when I should be enjoying more than that in life.

    $2.5k of taxes/yr isn't bad for what you get.

    The condo fee is a bit much but I think that's because they're building a contingency fund (new building).

    EDIT: At 44c/sqft, it's average fee. I approve.

    I checked out the open house on the weekend. Lots of space and a pretty big master with on suite. Place is currently being rented right now for well over 2k a month.

    LOL its all justified. Gas for your house goes up every year too lol. Plus you cant beat having unlimited hot water and underground parking

    Ive never had any issues with sunlight from the north. I have the exact same view as this unit but facing north only no corner unit
