    You dont dig #5? Its a two bedroom. I love how both bedrooms pretty much get their own bathroom.

    Yeah I didn't really look too closely at the one bedrooms but they are a bit smaller then normal, anything below 600 for a one bed room is getting too cozy for my tastes.
    #5 is decent, but I don't think it's anything mindblowing, although it does look like it's their best layout of the bunch. I just got an email on floorplans for Kensington by Bucci. Here's a floorplan I really like, however it'll probably cost an arm and a leg:

    IMO, the best/most ideal floorplans I've come across are these:
    The Guardian - Suite 9
    Avenue - Suite A
    Too bad they're also mad $$...

    New builds have been offered at very high prices. Upwards of $600/sf. There's isn't much of a discount in buying pre-build. Even in East Village the pre-build prices are similar to existing buildings in established core areas. May the builders have enough capital and aren't in a rush to sell.

    Anyone watching the progress of The Guardian? They're building it pretty quick, but you think it'll be ready by end 2014?

    Friends are saying that they're scheduled to move in December-ish but it's September and they've only started on the siding.

    Also, is it end 2014 for BOTH or just tower 1?

    It is not end of 2014 at all. Who are your friends talking to?
    It is estimating Spring 2015 for just Tower 1.

    Tower 2 December 2015
    Tower 1 Spring 2015, likely April/May.

    To make up for the useless bump, here is new info on Lamb's new pet project on Victoria Park (12th Ave and 5th St),

    That section is dead right now but they're banking on more retail, etc. when it's fully developed. Read on those free condo mags that it'll start $250k.

    If it's the same plans as 6th and Tenth, then it'll be expensive/sq ft.

    I do like the orchard in the courtyard concept.

    I'm disliking this developer more and more everytime. The whole small outdoor pool thing to add style points is just retarded...

    I think it's more of a hot tub than a pool, similar to Mark on 10th.

    So many projects coming on the market in the new couple years. Turning into Richmond. Oversupply of condos.

    This is a pretty good report out there on the condo outlook and projected units in the next few years. I thought we would be overbuilt as well but absorption actually looks pretty decent. What's even more shocking is the absorption in Toronto.

    It'll only stagnate if Alberta loses its' O&G hold, which I hope it doesn't for a while.

    9th Ave as a two way street? Location is meh but that area is due for some development. 1,800 units seems a bit much. That's more than half the condo starts in the entire city in any given year. On top of that they're being billed as "luxury" developments which means $$$. Not sure how that's gonna work out.

    I think if Staples sells that lot, that could be a killer retail spot too.

    I highly doubt they'll do all 1800 units as 'luxury' but the market will dictate that.

    Also, I can just see massive lineups for the Co-op

    Not that cheap. Terrible layout. 2nd "bedroom" doesn't have a window.

    I like the 'back to school' special. What kinda student can afford to buy this or any type of housing?

    Am I the only one who doesn't understand the "media" space?
    And wtf is up with the 2nd "bedroom" having more closet than the master.
