    Default Is this general wear and tear?

    My room mate and I rent a condo. He accidentally dropped a jar of pasta sauce and it landed on the stove breaking the upper left corner. Its a glass top type stove.

    My question is: Is he responsible to fix the stove? Or is this considered general wear and tear and the responsibility of the Landlord?

    I don't really care either way as I am not going to be paying for it but he is wondering as he looked into it and it will cost more to fix than what the stove/oven is actually worth.

    Sounds like it's time for a new stove. IMO that is not wear and tear. Wear and tear is like the slow wear on the carpet in an entry way from high foot traffic, etc., not so much incidentals like dropping the jar. No different than accidentally breaking a window, or tripping and putting a hole in the wall. I don't think your land lord is going to cover it. Had the stove simply stopped working on it's own due to age, then that would be the land lord's responsibility.

    There's no way a Landlord should have to cover that.

    If I was your roommate I would talk to the landlord about getting a similar stove used. If you wait until the move-out they will probably ding you for a new stove.

    If he scratched the stove top while moving a pan back and forth, then I would say that is normal wear and tear.

    Repair it yourself as cheaply as you can. Probably not hard to fix.

    Thats what I figured but he doesn't want to spend the money on something that isn't worth as much haha.

    I'll tell him he is SOL again. Maybe if I use some of you guys as references he will actually listen.

    Call a repair guy and spend the $200-300 to get it fixed.

    Beats having your landlord keep your entire damage deposit claiming that he needs to buy a new stove and then just fixes the broken one for one of his other rentals.

    Yep, a new glass top is cheap, $200-300

    You can get a replacement range for around $500 if it's just a basic white/black smooth top.
