    does anyone know an affordable real estate lawyer in calgary to close new home deals for first time buyers?

    Some people have had bad luck with Rick Leehan (he isn't very professional, he likes to meet people in this dingy ass bar near his condo, lol), but "Your Lawyer" has the cheapest closing costs in town. My wife used to work for him, and part of her job was phoning other lawyers to see what they charged, and Rick always made sure he was lower.

    What does it even cost to close on a house? I have no idea, I've always been fortunate enough to be in a position to be owed a favour when dealing with my Lawyer over real estate matters, wills, etc. lol

    He's totally a shady guy that meets a lot of his clients in bars, that's why we get along so good!

    I think Rick is the cheapest in town, but there are a couple in the Westwinds area that are also quite cheap.

    I think Badyal legal and Surinder S. of Randhawa Professional Corp. are fairly cheap as well.

    Don't know what's considered. Cheap, but I'm curious what rates you guys have paid. My recommendation would be no good, as I'm in Red Deer. I just remember thinking the cost was a little much for the service.($1000+)

    a real estate lawyer shouldnt cost more than $500, ive used a few and theyve both been less and very professional. no names off the top of my head, but ill find out and throw you a PM.

    Just bought a house, my fees were about $1200 including all the title fees and taxes etc

    I talked to my wife, and she recommended Stephanie Wong @ 403-543-8584. She's at Sinclair & Fair. You can call and ask for a quote.

    My wife is a Real Estate Paralegal who does the actual work, so take it for what it's worth.

    I just came here to ask what closing costs would be on buying a home for 600k I was expecting around $1500 all in so this is good to know it might come in cheaper than that.

    Does anyone know if you have to pay on the day you get possession or if the lawyer sends you a bill afterwards?

    Since land titles charges registration fees based on the purchase price of the home, it is difficult to predict how much your total bill will be. The only thing that remains static is the lawyer's fee, which ranges depending on the lawyer.

    Lawyers get paid before anything gets transferred. TWhen selling, they take it out of the sale proceeds. If you buy, you must include their fee in the "cash-to-close" amount that is due before possession date. The cash-to-close is the difference between purchase price of the home, less any deposits you already paid and mortgage money you borrow.

    We like Ranchlands law. Fair rates (not the lowest but among the lowest) and he comes to you. PM if you want more information. But average lawyer fees are between $950 -$1100 plus GST, disbursements, land titles, etc.

    There may be some cheaper out there than the $950, but most of the time you get what you pay for. If you are between $1,300 - $1,500 all in, you are in a good range for the average home.

    I used "Your Lawyer", his name is Abdi Abdi. cheapest rates I could find, and everything went smoothly.

    What's the difference between using an expensive lawyer who 'knows his shit' and a cheaper lawyer? It's an honest question. What is the value added by going with someone more 'professional'?
