I'm happy I had my condo spec'd exactly as I wanted it, with the way prices are going (in Edmonton), I think I'll be living there a while, which doesn't bother me. Just needs AC installed (thank god I got that roughed in). Place is perfect for a bachelor.
Not a single family house but it was definitely harder to sell. The gain I had during 2012~14 got halved from this townhouse sale lol. Upside is that I moved into bigger place with much better cash flow.

Why you gotta be like that? Lucky for me, my place was dirt cheap. I can still buy/move wherever I want and just keep renting it out. Just keeps me from my 5 year buy and dump rule for condos.

My condo in Edmonton when I bought it was in a brand new building in downtown right across Grant Mac college. Arena had not been confirmed at that time but as soon as it was some units same as mine sold for $100k more than purchase price within less than 6 months of ownership. I had purchased to live in it so didn't care but at this time same units are barely selling for the purchase price that was back in 2012. And I say barely and in some cases it's lower. Now that I have been thinking of making a move from the condo i don't to sell it. At least one good thing is with the location it shouldn't be too hard to find someone to rent it out as half the building are university kids anyway.
