Anecdotally, most people I know in Evergreen are well established and are not moving.
Whereas the neveau riche buy the biggest they can "afford" end up selling and rinse / repeat.
Considering homes in the real NE are going for 700k already, soon Falconridge will be the new old Aspen.
Saw an ad for a place called "Wolf Willow". Had to google that one. They built a subdivision on the marshy floodplain of the Bow south of the ring road. Wonder what those houses will cost to insure.
