    I sat down and made a check list of what I wanted in terms of amenities, surrounding areas, noise levels, entertainment, traffic etc. And back to Waterfront we go. Unfortunately the units I was looking at prior have all sold. It goes to show you snooze you lose lol there is still a 2nd and 3rd floor 2/2 933sq.ft for $550k in the new Outlook tower but that's smaller than what I want and only comes with 1 stall. Looks like my range is going to be in the 700's for a 2/2 ideally North facing so I can have front row seats to future floods.

    Whatever you do I wouldn't buy anything less then 10 floors off the ground especially if your in a busy area. That is of course unless you want to hear every conversation outside when your windows open lol.

    My buddy just bought into Guardian second tower for $350k, for a 570sqft (SW facing), 8th Floor with Parking.

    I thought that was insane expensive for such a small condo thats a prebuild but he seems to think otherwise, am I out to lunch?

    I know a bunch of people who bought from Guardian I, also bought into Guardian II as a rental property.

    Guaranteed, it wasn't $350k if he bought earlier. He paid the hype tax.

    I totally think so too, especially in the past few months, I feel that this should have been around $300, especially since it isn't a high floor. I mean, if it was the 20th floor it would be close to $400k, give me a break!

    Anyone have rates from a few months back for a small one bedroom?

    I have to doublecheck which side the Stampede grounds face but a friend of mine got a higher floor, bigger sqft unit for $325k. Not sure if it came with parking or not (does the Guardian include parking regardless?)

    Depends on the unit. Bachelor units don't come with parking included. I think the vast majority of the 1 beds do.

    Also... if he bought in tower2 flipstah, he is feeding you bullshit. There are no units bigger than 572sf that sold for remotely close to $325K.

    Yeah those do seem a bit high. I bought in Keynote 2 about a year ago, 630 sq ft on the 17th floor and paid 308k, not as posh as Guardian I don't think but does seem like your buddy got hosed a bit.
