    Default Selling a house....Traditional Realtor or some other options..

    Hi All,

    Will be listing my house soon. Given the market right now, just wondering if going the traditional realtor route still the best approach. Seems like houses are selling pretty quickly, and if I can save a bunch of money, why not try? Heard some people even selling themselves...how about those 1% realty companies.

    Just want to get people's opinion on this. I heard people say that those 1% places don't get many visitors cuz the realtors don't want to show them, but if a client finds them on MLS and is interested, don't the realtors kind of have to show them regardless.

    I will most likely go with the traditional realtor approach, but wanted to check if it's worth investigating in a sellers market.

    The reality is that unless something is stated where the buying realtor is getting their full commission, it's going to be hard as hell to sell a house even in this environment.

    I mean, try selling it yourself for a week and see what happens. Then list it with Jordan and sell it in a day? We sold our place in airdrie last year in 6 hours w. jordan at over ask (the over-ask covered most of the commission), the house across the street was very similar, but listed as 2% realty and took two listing attempts and months to sell at under-ask. Pretty simple to see realtors were not showing it to folks.

    July has been slow looking around my hood. Houses are sitting. May be August back to school season will pick up a bit.

    EDIT: CREB said June's sales is down 12% while inventory is up 7% vs 2023. I feel that's the same in July. Houses take 2-3 weeks to move now.

    This is the real differentiator.


    If you do go FSBO, pay the $500 on HonestDoor to list it on MLS so at least buyers will see it.

    I bought a house a few months ago that was FSBO (my realtor actually found it for me, I never would have, so as a buyer I really got my moneys worth). I got it because there was no competition. Previous to this I lost every single offer I could throw out, because every house had 20+ offers in hours.

    If you want top dollar and house sold fast, always use Jordan. Plus he'll take you for rides in his newest supercars.

    Otherwise, have your house sit on market for months and use someone else.

    There's a few big investor groups for alberta. Could throw up a vague post discussing the details of your house and see if you get any bites there.

    You'll just have to sort our through the bs cause it's facebook.

    A case study:
    My neighbours listed their house just as we were thinking of selling in May this year. Their house has an additional 1500 square feet of developed space (including 2 more bedrooms), and had recent renovations by the previous owner. They’re original list was only 15% over what we were looking to sell for, so we were a bit nervous listing at the same time as them.

    They went with a cheap realtor, we went with Jordan. Jordan gave us great advice, gave us contacts for stagers, and had an honest assessment of what we needed to do if we listed. Our house went on the market 30 days after our neighbours, we had an offer over ask with all conditions lifted within 48 hours. Our neighbours just pulled their house off the market after 90 days on the market.

    We paid commission and got the sale so we could go shopping for the next house. Our neighbours cut their price first, then they pulled their house off the market this week after 90 days on market. They are on the sidelines until spring 2025.

    Side note: Jordan also got us $95k off of our next house purchase as well, which more than covered the commission.

    Bought three houses with Jordan… not one super car ride for last two

    If you did sell it yourself I think you’d have to offer full pop commish to buyer agents. Will still save you a good chunk, but only way you’re gonna get people in the door

    IMO

    Realtor for buying locally = zero value. Make the appointments yourself. Don't be an idiot with the contracts.

    Realtor for buying in a different place = some value. They are a good resource to give you the local lay of the land and can shuttle you around when you visit for showings.

    Realtor for selling = ok value. Measurements, staging, pictures, marketing, open houses ect all take resources that i dont want to give personally and can be a good amount of work.

    Now is this all worth the 10s of thousands of dollars worth of commissions?

    Thanks everyone for replies. Say my house sells for $600k, what's a realistic out of the door amount that I can expect to actually receive, after standard Realtor fees and shit? I am still living in the place, and will continue to do so until the day we move out, so staging and all that isn't going to apply here. At most I would be cleaning the place up and vacating it anytime there is a showing.
