    I sure hope thats the case but I have a feeling once its all done we will see a massive sell off of units because the special assessment (for the exterior) was keeping the value down due the size of the project. If that were to happen, wouldn't that drive the prices up?

    I'd say a large special assessment keeps many buyers at bay. Nobody wants to deal with that, and it needs to be disclosed and factored into any prices. As far as *assessed* value, I don't think it really has a bearing; especially if the assessment is to get the exterior back to proper spec.

    It's possible that ExtraSlow is right; if there is a registered improvement, maybe they do factor it into the value. But if you haven't let them know, it isn't like they are going to go to every house and reassess any work they might have done to increase the assessed value.

    I hope that is the case but I guess time will have to tell. Even if it did increase the value, im sure it wouldn't be that significant of an annual cost to what we are paying now.

    went up like 40k....along with the increase in property taxes....i got the lube ready

    Oh man sorath I hope u didn't use last years assessment to help buy your house lol

    Mine is up 5.7% and I feel it's reflective of what my house is worth.

    Improvements are definitely factored in when permits are taken (which were in my case for the basement). It counts as additional developed space below grade.

    Up 30k myself which is probably right. Every house on my side of the street is a walkout but my neighbors assessment (both left as and right of me) are listed as non walkouts. What's up with that?

    I had a special assessment done in the fall of 2013 on my infill. Probably had something to due with the value of the property increasing now that it wasn't a muddy hole in the ground.

    That was obviously permitted so it can happen. You could also be assessed lower if it burns down during the year

    Mine went down 50k but i'll be paying 200.00 more than last year.

    But i bought 100k less than assessed last year, so i guess the figure is right?

    plus i parked a ford in it so it devalued the house for sure
