    Default Looking for potential renters near the University

    Just bought a condo near the University for investment purposes. I've got a ton to learn in a short period of time.
    I'm hoping some of the people on Beyond can help me identify what they do to ensure they have good tenents. Specifically:
    1) What is legal / illegal to ask for from a potential tenent?
    2) What are the rights of the landlord and the tenent?
    3) Where can I get some sample property rental agreements?
    4) When is a good time to start looking for potential renters? Where do you post your ad?

    Any help is much appreciated.

    It's kind of hit and miss when it comes to getting good tenants. It's funny, even the nicest, polite, educated people turn into real assholes afterawhile. Money can turn things sour.
