In 2020 a corner lot sold for 525, then in 2022 directly across the street a corner sold for 800, now this is listed for 1.1.
The real investments are shitty old corner lots only!

With everything bumping up to R-CG I wonder if developers would push these corner lots to get rezoned H-GO shortly after. 50x120 corner lot could be a ~6 unit + 6 suite setup. Expensive for the land but probably doable for that many units.

The lake communities are interesting. The board (at least ours) will only approve one unit of a multi-unit infill to have lake privileges. They do the same for someone who creates a basement suite.
I'm not sure if this means that lake community properties will benefit from the policy due to overall price inflation without the downside of the unwashed masses parking their cars everywhere.
