    8 percent return on an investment with significant downside risk, gross.
    Paying down the mortgage on your primary residence is a much better idea for the majority of people.

    I'd want to make minimum 5 percent better than my mortgage rate on something with both work and risk involved.
    Or rather, I wouldn't, because I don't want an investment property.

    I also gave the hawt market the benefit of the doubt while calculating 8% and didn’t factor in vacancy rates

    Sweet motorcycle curtains though. I feel like I can smell cigarettes and lavender through the computer almost.

    Some poor old lady probably died in that house. Do haunted places now command a premium?

    I need to keep a property in Calgary and was thinking of a townhouse. This actually seems decent? I know the neighborhood is a mess right now but value for money in the market and neighborhood seems good.

    Wow, $800k, these prices are getting close to South Surrey townhouse prices where we lived recently, less than a 10 min drive to the White Rock Beach.

    As a buyer, it sucks.

    An owner, it sucks because property taxes go up.

    As a seller looking to unload and move to their parent's basement, this is near-lottery situation.
