    It takes maybe 10-20 hours of actual "work" to list & arrange showings. Assuming the tenants last 12 full months, thats very little effort in the year.

    there was no argument. My point was there is no free lunch. You put in effort one way or the other and nothing is risk free.

    How come all my comments come across as an argument or confrontational lol.

    Anyways, the market is nuts right now. The sold vs listing ratio is off the charts. And first time sold exceeding listing. Dont really know what that means tho.

    I can lend over extended landlords the money for the mortgage on these properties… have someone else administer the loan (and deal with foreclosure or paying me out if I find something else to invest in) all from an RRSP for 50% better return and infinite less man hours.

    Or… SPY… or both. Diversify!

    honestly it wasnt that hard to buy between 2016 to 2021.

    Now the question is "how do I even afford RENT".

    What is crazy is that its suggested to reject all prospects who make less than $72,000 for a $2,000 (now of course entry level) rental.

    Its almost shocking how many make 100G a year and can still be rejected for not enough income to rent.
    Cocoa $8,000 per tonne.
