    I need to start one. $350K over budget so far. Never and I repeat, never, go with an Architect that designs Commercial spaces and $5MM+ homes.

    So many design items turned out much more expensive, like facia that isn't vertical where gutters are supposed to go. So you need "gutter wedges". Or facia that is 10" so you need custom 22ga steel so it doesn't "oil can".

    We ended up about 250k over budget on our build (possession was in April of this year). So...you're not alone man!

    I like an office at the front beside the entry and then kitchen/dining with living room at back that opens to backyard patio.
    Also consider building detached too. We built one attached in the beginning and was fine, but we found the resale on detached was better.

    Detached neighborhoods will always be nicer IMO. The mess of cars / driveways littering every front lawn just looks poor over time. If people actually parked in their garages it might not be as bad but every person has their driveway full and it usually means there's no street parking either as there will only be a handful of stalls randomly here and there.

    Detached houses, wide street, old trees, with a grass divider between the road and the sidewalk is the dream.

    Detached would be ideal but on a 50 ft lot it will be extra narrow. Building on a full sized lot would be ideal but not affordable

    What's the width dimensions on that and why not make the house all one width to maximize floorspace?

    i'ts prob cantilevers to increase the width which I believe you can only have on 1 side on main floor

    Sounds like you needed a smarter Architect. Or an Architect that at least knows construction and how much silly details actually cost.

    You are allowed 17' wide with 2' projections on a 25' lot.
    You are allowed 45% parcel coverage on RC lot and this is sitting at 44.9%, so this is as big as it can get with this development permit.

    You bet, you are allowed 1 winder and one lander per stair run. What is shown is half stair set going to 2nd floor and half going to basement.
