Ah just like my marriage.
Does anyone know what they use to determine a 50' lot? Is it frontage only, or an average over the length of your lot?

Usually some kind of tape measure, or surveying equipment......This quote is hidden because you are ignoring this member. Show Quote
I meant on paper. My lot is officially 48' at the front, but 54' at the back, and my neighbors is about 80' at the front, and 20' at the back. This quote is hidden because you are ignoring this member. Show Quote
Does he have a "50 foot" lot and I don't?

well, if your lots are not rectangular, the "official" method is square footage. Any reference to "fifty foot lot" is colloquial at best.
If you were selling it, I'd have the realtor call it a fifty foot lot.

We've seen plenty of listings show there's no requirement for realtors to be accurate. You live on a 60' riverfront lot.
Minimums for a duplex aka R-C2 “50ft lot”
Width: 13m
Depth: 22m
Area:400sm
It’s called front lengthThis quote is hidden because you are ignoring this member. Show Quote
So your lot is 48’ front length
If it’s an irregular lot, a good realtor should be putting in all measurements and calculate the sq/footage
Best to have a survey done if there are discrepancies with what the city has recorded and your RPR.
They can be wrong a lot.
Any thoughts from you old wise people about the real estate commissions settlement in the US and implications of a similar thing up here?
Commissions have never been fixed rates, they have always been negotiable. This quote is hidden because you are ignoring this member. Show Quote
So nothing will change IMO

Realtor commissions are going to get decimated. It's just a matter of time, and the right disruptive technology or business model.
Long term, I totally agree the average commission will go waay down to something like 1%. However, the current model has been very resilient in the face of some interesting competition. If you would have asked me five years ago, I would have said the model would be broken by now. So today, I'll say they have about five years left....
Timing these things is pretty hard, and sometimes big trends happen slower than you expect.
