    Shitty older homes are the perfect starter houses, totally agree. Purpose-built rental places are worse AND more expensive.

    AGREE with E, folks need that granite counter or they'll literally*** die.

    yup, and each time a nice inner city 1950's one and a half story house gets knocked down for a rental 4 plex, it's removing a perfect first time home for someone to get into the market. That's what I find entertaining about all the university grads who "dream of owning a home one day" and want the blanket rezoning. They are voting to knock down perfect first time homes in exchange for expensive duplex or rental properties and now they will be forced to buy starter homes in suburbs and not be able to walk to work or to their favorite coffee shops downtown.
    Thing is. These university grads don’t want those kinds of homes.

    They want brand new, shiny, but built as fast as possible by some N.E. builder pieces of shit that look good for the first 6 months for their instagram stories then start falling apart.

    You think today’s university grads want a 1950’s home that will require them to pick up a hammer a few times a year to maintain? Nope

    These yuppies grew up in cookie cutter communities in the burbs and think everyone’s first home should be brand new and custom with 0 regard for quality or pride of ownership.

    I think this is painting with a pretty broad brush. You're not wrong that this is definitely a component of the market, but you're speaking like this is 100% the way it is. #checkyourprivilege

    Of the people we know that bought new, one was Airdrie, one was Evergreen, one Killarney and one in the Tri-Glens (forget which one). The inner city buyers rented for awhile and now have professional jobs, the others actually moved from the parent's home into a new house.

    Everyone else bought an older house to renovate over time, or was already suited downstairs to help with the mortgage.

    Buying brand new scares the shit out of me. You've got houses slapped together as fast as possible, builders constantly opening up a new numbered corp. while the previous one files for bankruptcy, non-stop warranty issues....If that house has survived without issue for 10 years, it's at least promising all the major shit has happened or won't happen (theoretically).

    Yes, McKenzie Lake also has nice areas, and very shit areas.
    But for $1.6mil you better be on the ridge.

    Downside of buying a used house is finding the low IQ DIY'er work behind the drywall because they wanted a new oven and path of easiest placement, added new wiring draped mid wall.

    Previous owner of my house was a master electrician, and built a bathroom around the main panel . Every elec. permit I've had the inspector gets a little wide eye'd when they see that, but I haven't been forced to do anything about it (yet)
