Seems a bit floody, no?

Don't worry about flooding. Whatever the insurance company doesn't pay for (with our premiums), the government will cover (with our taxes)This quote is hidden because you are ignoring this member. Show Quote

Everyone loves AI atm, but now that it is so easy to recognize, I think it just seems so cheesy. Everyone thinks they are going to "improve efficiency" and "be part of the future" by using a chatbot. But really it just comes across as the equivalent of a fake fender vent, or the fake Audi exhaust sounds.
Wonder how much something like that would cost to build. Feels like we'll see a lot more Duplex w/ 2 basement suites for full 4plexes pop up when the blanket RC-G zoning goes through.
"Beacon of potential" "enviable position" - great word salad in that listing. This quote is hidden because you are ignoring this member. Show Quote
Also - just curious: you see a lot of these high-end property renders with luxury vehicles modeled outside/at the property; I wonder what the deal on licensing for use of the brand's image would be - anyone have any insight?

Not a terrible size for a bungalow, or am I way off on that? This quote is hidden because you are ignoring this member. Show Quote
So many variables to determine a cost but im looking to build a 4plex very soon here. We ran some numbers and cost per unit would be close to 500k per door. This quote is hidden because you are ignoring this member. Show Quote
That price, for that size, that exterior, on that road, seems egregious. It's not any one point, its the combinationThis quote is hidden because you are ignoring this member. Show Quote
Realtor.ca should add a comment section, like Bring A Trailer.
This one would be fun - https://www.realtor.ca/real-estate/2...elandriverside
"Nice photos, loser"
"You could at least capitalize the street name"
"Writing skills and punctuation of a 6 year old. Next time just use AI. It's dumb, but you're clearly dumber"
what would you even do with this house? This quote is hidden because you are ignoring this member. Show Quote

$98,000 annual rent revenue from multiple illegal basement suites.
I'm shocked the realtor didn't fail the "investment opportunity!!!!" litmus test.
I can eat more hot wings than you.
It's actually $98,1000 according to the ad.This quote is hidden because you are ignoring this member. Show Quote
Yeah, it's clearly a tear down... But the math is retarded based on the asking price... which seems completely consistent with the rest of the listing. This quote is hidden because you are ignoring this member. Show Quote
@89coupe - is there any math component to the RealtorŪ licensing exam? Or do they just put a bunch of crayons on a table and anyone that doesn't eat them gets to be a RealtorŪ? Something tells me ol' Ron Lockhart maybe snuck a bite when no one was looking. Jesus.
I figure any "investment" property that makes it onto MLS is actually not an investment property.
