    I do love that area, anything inner city will always have it's social issues. The future greenline being added may make it worse with little benefit for you since it's already so close to downtown. Rotary park is one of my favorite places to grab a coffee and just watch the city in the morning.

    Only real complaint about these style infills is I hate everyones balcony peers right down into my yard so really no privacy.

    Is it also risky because "downtown" will become less important in terms of access over the next few years/decades. I never plan on paying a premium for a downtown-access property, because I (mercifully) never have to drive downtown.

    The problem is that house is too cheap.
    Most dual income young professionals are buying in the $3+m range.
    It likely doesn't even hit their search metrics.

    That seems to be the going rate for a premium-ish inner-city-ish detached SFH these days, isn't it? Definitely a few properties in my area in that 1.8-2.2 range that don't seem as nice as this one.

    Having the main bedroom on the main floor feels so odd to me. It'd be super convenient but almost feel like it'd be nicer having it 2nd floor attached to the balcony for the mornings. I do really like that place though.

    North Glenmore park is a hidden gem in my opinion. I had a home there for 8 years.

    Inner city, quick access to bike paths and main arteries, not as much traffic as altadore and other surrounding neighbourhoods. Up until recently everything south of 54th avenue was R1 which was nice too.

    Don’t know why it hasn’t sold, I don’t think it’s terrible value considering the homes on my old cul-de-sac that sold over $2m weren’t as nice as this one.

    It’s right on the main entry to the community, super busy street. That’s my guess.

    Not sure I would want to buy into a community like North Glenmore Park for that price.

    I’d sway my clients if they had a $2M plus budget for a better community.

    It’s on a street, not an avenue… and 20th st is the main drive as it actually connects up to 33rd ave
