Okay but how fast will new builds go up?
Or is everything gonna get fast tracked build build build expedited overnight parts for house wars
The gist of it is this:

The build process is expedited... Uncertainty is reduced... The dirt that used to cost $800 to build a duplex @ ~$1mm a side ($2mm total) can now build 4 units at $650 per unit ($2.6mm total)... But because every lot can now accommodate 4 units, the base price of land won't move.

And mostly developers... Anyone that doesn't recognize this as an enormous gift to developers drank too much of the affordability koolaid.
Exactly. You can put an infill in somewhere or a 4/5 unit row house and nearly double your money as a developer. Because affordability bro.

Courtney Walcott of course votes for this. The fuck does that douchebag not vote for...

Nothing will get built. There is zero market capacity for more shit to get built.

These developers building all the row townhomes are using CHMC loans to build them, renting them out, then taking HELOCS out to borrow. It will eventually burst, as they all drive G-wagons and snort blow.

I have room in my backyard for a small bungalow/circle jerk shack. Does this mean I can just get it built with minimal issues I.e. Neighbor complaints?

It needs to have the word SuStAiNaBLe painted on it with biodegradable EcoPaint.
Then you can open a Soggy Biscuits emporium.

Well that’s easy enough. Can I rent it out to govt/Jyoti assisted drug addicts if I want?

Add a meth vending machine with some Narcan sidecars and she might attend for a Ribbon Cutting Ceremony*.

You make it sound like our council listens to anyone.
Exactly, typical CoC "engagement" smoke and mirrors. This was 100% always going ahead no matter how many complained. Our only chance was a plebiscite but citizens never bitched enough.

Parking mostly. 0.5 onsite parking spaces per unit. So a fourplex which could easily have 4-16 people living in it only needs two non-street parking spots.

That's kind of what I was thinking. There's no way someone's building infills where I live (or at least not as long as I'm alive), so

In principle, I don't like the fact they voted something in that the genpop doesn't want, but that's also just normal politics these days.
