    The "We need more affordable housing!!!!" argument is BS. Condos are dirt cheap in Calgary and have been forever, if the goal was purely housing people. What they really mean is: "We want more affordable single family detached homes with garages in nice neighbourhoods!!!".

    Young people think they're entitled to a 2500sq ft house within a year of landing their first decent job.

    Not when you retire but when you can't maintain yourself, let alone a detach house any more.

    But assisted living cost is indexed to real estate cost, must like rent. If you house went up 25%, chance are your assisted living cost will rise just as much unless you are going for government subsidized ones.

    And Beyonder should be at an age to see their parents or friend's parents dealing with dementia/Alzheimer that forces you into specialized assisted living. Those are hard to come by because privatized assisted living want nothing to do with it.

    I'm of mindset that don't count of value of your primary residence. There are plenty of example before where an government/market failure will wiped that value out. See Detroit and the rust belt. Or current rural Japan or everywhere in China. But it's nice to have leverage to borrow when you need it or give you more downsizing options.
