    Also have this 3unit townhouse for rentals 4600sqft lot but right next to substation lol hoping for city inflated buyout someday
    Commercial corridor land use designation
    The entire block across from it got bought out but just empty land. It was supposed to be some medical commercial complex but that never happened.

    Yeah, that's the only infill in Fairview. Definitely looks out of place though it's not as bad from the front.
    There's several more, but they did them properly and didn't shove a modern look into an old neighborhood. It is the only two story in-fill though.

    AFAIK that first one isn't really a full infill. They just took the building down to the barebones/foundation and then rebuilt up. They just did additions though that one is my favorite place in the neighbourhood though. Probably the best lot there is, the yard is massive but it really needs a bigger garage setup.

    I'm mostly curious about the economics of my neighborhood. Main floors of bungalows rent for $2500+ and basements are $1200-1500 at the moment. A new 2+2 infill would probably fetch ~10k a month in rent across the 4 units. 8 year's that's a million in revenue minus expenses.

    I recently did this. My cost was more due to the lot, particular the slop with the walkout. Each side got appraised for a little over a million. Cost was 890ish a side. Put more upgrades than needed but I'm living her for the long term and having my mom stay in the basement suite

    It's a very nice suite for her. Heated floors, fireplace, huge walkin closet, large windows and a view.

    Yea I lived in an Infill for a good 10 years and I really like the location of this one, just a couple blocks away from my old one actually. Thought I was gonna be forever alone in a condo but how things change
