    People have the option of listing privately, 1%, 2%, so many options available, but the trend continues the same, has been for as long as I’ve been alive.

    That being said, most jobs will be decimated the farther AI advances.

    The real estate industry is a powerful beast, there is no denying it and they're going to throw everything they have at keeping their monopoly as it currently stands. It's a business, like any other, and the last thing they care about is the Client's betterment in the face of potential reduced revenue.

    And Canada in general won't do fuck all about the way things currently are.

    Ultimately I'm extremely pessimistic there will be any meaningful disruption to the current model.

    Monolopies gonna monopoly.

    I've only bought one house in my life but I didn't use a realtor for it, and no it wasn't a friend/family. Complete strangers who also didn't have a realtor either. Word of mouth said they were thinking of selling, so we asked how much and negotiated ourselves.

    This goes one of two ways:

    Option 1:
    Realtor™: Oh you don't have a buying agent? That automatically makes me your Realtor when you want to buy this house so I get full 7/3 for myself. It also means if you don't buy this specific house, I am automatically going to be your Realtorfor any other house you end up buying within the next 24 months.

    Option 2:
    Oh, you're not a qualified Realtor™ so you can't see the house. You must enlist me as your buying Realtor™ immediately.

    I did this successfully and neither of those happened for me.

    Messaged realtor for a property prior to it going live on MLS as I saw the sign while driving back from another viewing. I set up a showing to be the first to see it the next day, the house ticked all the boxes and was reasonably priced as I'd been looking in that area for a while already. Made an offer and signed an agreement saying they could represent but for that property only and no others. Initially the agent said they'd probably want to wait the weekend to collect offers but then that night called me and said the buyers accepted the offer. Supposedly they were happy to have it sold so they could start looking sooner but really ... who wouldn't wait 1-2 more days to have competing offers that were common at that point? My guess is the Realtor saw the double commission and pushed them to accept ... the morals there can be debated.

    From my perspective I'd already made offers on 4 other properties at that point, some being 10-20k above asking and missed out on people making unconditional offers that were also higher than mine. Yet this property I did full asking without going over, included financing / inspection conditions, and asked for some of the furniture and other not included items and they accepted all of it. So I think I came ahead reasonably well. Also none of the properties I had previously made offers on pushed me to retain them for future properties. Most were respectable about things.

    Selling though I'd unfortunately still give into the game and use a Realtor while grumbling about it along the way. Tis the racket game you gotta play.
