    Condo fees at my old place went from $225 in 2013 to $580 in 2023 for 900 sq.ft. No concierge, no security, no elevator, included underground parking/heat/water/sewage/trash.

    Insurance has skyrocketed over the last few years though.

    Would be interesting to see what costs are per sq.ft with similar amenities.
    I have a 680 Sq ft (ish) 2 bedroom with the same amenities, (we have non monitored security cameras) and the fee is $636

    How is this sustainable for condo owners? It will only keep going up along with interest rates and the negative cash flow is going to get worse for investors.

    It's not sustainable for condo owners. The inflation and cost over runs for condo owners suck. The carbon tax is a massive hit for condo boards. A few dollars a GJ x 20,000 gj becomes a big hit. Sky rocketing insurance continues to affect boards.

    Don't forget every contractor who looks at a condo board as a money printer.

    One of my condos got to the point insurance companies didn't want to insure it. Our property manager had to use the covid emergency as some back handed way to prevent the insurers from walking away.

    Eventually the companies that stepped up had a 35% increase to the previous year.

    The ROI on Condos is so damn ridiculous. A 350k condo: 600-800 condo fee with a rental income of 1500? Thats netting 700 to 900 a month. That is 2-3% ROI at best?

    People love the drama lol. But seriously I'm done with beyond. Been here on & off for almost 20 yrs. Met a few very nice peeps and I found it helpful at times for some local crowdsourcing but lately (past couple yrs) its been a very small group of folks in an echo chamber. This particular thread being a shining example of what goes on. 279 pages of shitting on each other over Calgary real estate...

    I don't see how commenting on fugly houses selling sight-unseen with no conditions for over asking price is an echo chamber. It's mildly interesting and an alarming trend that impacts homeowners, renters, sellers and buyers.

    But if you do go, make sure you still comeback from time to time even though you said you were done and NegRep the boss about something completely arbitrary. That's the true powerplay.
