    In the immediate surrounding area, row housing is rarely over 700K, I'd estimate ~625-650k. Once you're in to 800K, you're looking at semi-detached or very rarely detached and within the community, not beside a very busy thoroughfare.

    You might have a higher unit on the slope and get a good view of downtown from your rooftop (assuming your neighbour isn't blocking your view), so that must be their justification for the +$100K which is risky given it's pre-built. Because the golf course or Bow Trail views are terrible.

    Anyone here with Manulife for their mortgage? Despite locking in a low fixed rate of 1.59% back in 2021, their customer service is dog shit with any account changes or questions.

    Maybe toddlers are answering their email.

    New construction semi detached in the SW inner city are starting at $850k and go as high as $1.3M

    Detached new construction you can’t find under a million now.

    A small row townhome 1400sqft start at $490k and the larger 1800sqft townhomes start at $800k

    I wish it was possible to do it all through their portal. Removing ex from mortgage , coles notes: date, don't get engaged

    Yeah, I always do fixed for everything. It paid off for sure this time around.

    You need to do a change of covenant, which will require submitting income docs again for yourself so they can confirm you can carry the mtg on your own…. Could be worse… could have to refinance to pay them out and eat new rates on at least the increased loan amount
