Even worse it looks like there's a school bus-stop right against the property that would need to be taken care of by owner, AND it's in between two church's.

Positives are it's in a playground zone due to the school and appears to be a really nice house.

You guys are too critical. That's a house nice, well established area, nice lot and walking distance to a school. Where are you guys all finding the best houses, best location for the cheap prices?

Yes, very pungent. If they want an old dated “fishcreek” house there is a $1.15m in evergreen that at least has a triple garage
Why did I assume the water treatment didn't smell. I guess I'm naive.

You think fishcreek access is worth it?

I'm not that picky, but morning dropoff and afternoon pickups at schools are brutal and unsafe.

Does being 2 blocks away make that much of a difference?
It's all about the crazy school pick up/drop off traffic. 2 blocks away usually helps stay away from the fray.

That said, I still hate it if I have to drive thru the school area during pick up/drop off. It's a f'ing circus. Because kids don't walk/bike to schools any more.

West side? Yes. West FC is amazing, east… just a large field. The trick is to find a street without a pathway right behind it. It’s like having real land in the city, but without the maintenance

There's a bunch of streets in Evergreen that would be awesome to have backing onto Fish Creek.

Seriously. We walk to school most of the time because it's 10min away, and watching the stupidity of drivers during morning drop-off is insane. People parked on the sidewalk, people double parked in the road, people kicking their kids out of the car while sitting in the middle of the road, people parking in strangers driveways, it's fucking ludicrous. Most parents are worse than dog owners.

If their budget is $1 million, I'd prefer this

Yeah I'd take Lake Bonavista over Parkland anyday. The lake is by far the best of the lake communities in Calgary.

Bonavista's lake is kinda boring. It's run by a bunch of old boring people. Not nearly as family friendly as the other lakes.

Family friendly is almost as gross as dog friendly

It's more Deer Run that's impacted by that water treatment plant. Parkland being up the hill and to the West keeps the smell away mostly. Even Deer Run the smell only affects the streets that are very close to the water treatment plant. Unlike New Brighton, Prestwick etc in the SE that reek like the landfill right next to them for half the summer.

It's twice the size of the other lakes and has an island. Great toboggan run too from what I remember living there as a kid haha. The area definitely has aged though. I still like it.

If kids can stand in the deep part of the lake it's not family friendly.

Speaking of lake communities... How about $1.4 million for a house in Midnapore?

Not even on the lake for that

Some nice findings, shame they couldn’t have invested in a… more valuable neigborhood
