    How many SFH are owned by corporations in Canada anyway?

    And most of the things in this housing plan are for renters. More protections for renters (even though that's provincial) and incentives for builders to build more homes... for rentals. Cozying up to the NDP voter base it seems.

    Some… but I’d say most are just tax shelters for primary residences/second properties (if there even is a benefit to a hold co in that case?)

    You don't want to see the housing solution that makes purchasing affordable.

    Even then, all roads that lead to affordable housing involve a housing crash. By definition.

    Most people suck at being landlords, the only way it's viable for them is to offset the losses against their employment income. If you incorporate the losses are trapped in the corporation and it might take years, if ever, to be able to claim against those losses.

    Also you won't be able to claim the cap gains exemption when you sell by pretending to live in there for two years.
