    Everyone loves AI atm, but now that it is so easy to recognize, I think it just seems so cheesy. Everyone thinks they are going to "improve efficiency" and "be part of the future" by using a chatbot. But really it just comes across as the equivalent of a fake fender vent, or the fake Audi exhaust sounds.

    Wonder how much something like that would cost to build. Feels like we'll see a lot more Duplex w/ 2 basement suites for full 4plexes pop up when the blanket RC-G zoning goes through.

    "Beacon of potential" "enviable position" - great word salad in that listing.

    Also - just curious: you see a lot of these high-end property renders with luxury vehicles modeled outside/at the property; I wonder what the deal on licensing for use of the brand's image would be - anyone have any insight?

    So many variables to determine a cost but im looking to build a 4plex very soon here. We ran some numbers and cost per unit would be close to 500k per door.

    Yeah, it's clearly a tear down... But the math is retarded based on the asking price... which seems completely consistent with the rest of the listing.

    @89coupe - is there any math component to the RealtorŪ licensing exam? Or do they just put a bunch of crayons on a table and anyone that doesn't eat them gets to be a RealtorŪ? Something tells me ol' Ron Lockhart maybe snuck a bite when no one was looking. Jesus.

    I figure any "investment" property that makes it onto MLS is actually not an investment property.
