I have an easment for a "permanent structure" that is in the "roadway" at the front of my yard here in the city. But that's just grass, not a canal. The canal owners (whatever irrigation district) will never allow ant digging or restriction to their access for that area.

They'll allow an easement for an overhang, deck, eves etc. after it is built, with some back and forth I'm sure. But yea, in all seriousness no permanent structure in the ODRW for the canal.

Without ground pics I imagine it's a grass swale in the ROW to the canal.

I really wasn't looking for an excuse to build over it, I was looking for a solution. @JfuckinC has exactly what I was looking to do.

When you did that drawing, did you have measurements of the building?

That is to scale, with a 26x30 garage (outside dim's no eaves)

First step is to get copies of the agreements and actually read what is allowed. 95% chance you are f*ed but you never know.

Use SPIN2 to get copies of your legal documents.

The bottom of your land title will state what agreements are attached. Get those and read em.

Worst case you just pave it all and have a nice driveway?

Then put a sweepy driveway in around the corner of the house, hide it with some trees/cottoneaster hedges, 12 car parking not totally visible
