I feel like you've mentioned you own a saw before... Why not just go with plan b, rip the carpet out, do so not abhorrent laminate flooring? Should be durable enough to stand up to 'art room', as long as the paints aren't laquer, they'll clean-up. And maybe you wont have to redo whenever you do flip?

So yeah, I'll rip out the carpet, you all convinced me. Some $1/ft laminate is probably plenty nice for this. It too can be ripped out when the rest of that floor is redone in a few years.
Is vinyl plank any easier or harder to install than laminate for a scrub like me? Laminate seems cheaper.
