    Scope creep is real.
Let me take you through the steps of scope creep.

    1. Floors, kitchen and bathrooms (with repaint of the walls).
    2. Let's add vaulting the ceilings and converting a bedroom into a bigger walk-in and ensuite.
    3. Let's add a breeze way to connect the detached garage to the house.
    4. Oh, the breezeway is going to cost $50K and a front attached $70K? Front attached it is!
    5. It's cheaper to tear down the house with an excavator than to hand demolish and remodel / rebuild INCLUDING lumber costs.
    6. ok, let's keep the foundation and add more sqft over the garage and some additions because house is gone.
    7. ok, let's raise the house so that the 3.5' crawl space becomes a 6' crawlspace.
    8. Fortifying the foundation is only $5K less than a new one because I am raising the house? Ok, new foundation it is.
    9. New foundation?! well, lets make the crawl space 7.5' and the basement 9'
    10. No I-beams available until September? OK, let's do floor trusses!

Can't wait for what is next. lol

Did you consider selling the house and having it moved? Neighbor did that. Sold it for $100 to some lady in Sask., and she paid $40g to move it there. Demolishing the basement/foundation was still a cost though.

Lumber pricing should be coming down , it's dropped by 25% since May delivery

When commodity prices go up prices go up. When commodity prices come down prices stay the same.

We did. The problem was the asbestos. After remediation, the house is worthless to most people.

Also, being a split level, it has to be split in two to be transported. A neighbor in the next cul de sac had a buyer, but the cost of splitting their 5-level split pushed the transport costs to double what ever the going rate is. That sale fell through.

Is it too late to suggest to you to add a golf simulator in the basement? I believe those require 10’ clearance tho

    11. Start architectural design from scratch because you're no longer bound by the shape of the old foundation.
